WHAT TO LOOK FOR IN YOUR CONVEYANCING SOLICITOR

There are a number of factors to consider when searching for a solicitor to act for you when buying or selling your home.

This is our top ten.

1.Specialist service/department - dealing with experts. Using common sense as to when to argue the point and when to concede. We balance doing a proper job - we are not overly pedantic nor do we adopt a careless approach. We don't believe in point scoring.

2.Accountability - knowing the name of the person who is dealing with the matter and being informed if the case is transferred either for a short time or permanently. You will always know who is handling your case. There will be one person with whom the buck stops. We work closely together as team however and all absences from the office are covered. We pull together.

3.Good use of IT. We have a case management system. We are happy to use email for those clients that prefer it.

4.Have been appointed to the panels for all Lenders. We are on all panels. We have a good relationship with our Lender clients.

5.Accessibility - offering extended opening hours. We are open until 7pm on Tuesdays, Wednesdays and Thursdays. We are available between 1pm and 2pm. We are often available early in the morning too.

6.Competitively priced - the cheapest Solicitor is rarely the best. We are not the cheapest but we are competitive. We know what our competitors charge because we carry out regular comparisons. Our fees represent the quality service that we offer.

7.Transparency - clear explanation as to charges, when they fall due and the basis upon which we are acting. Our estimates are clear, detailed, precise and transparent. We don't believe in hidden extras.

8.Fully compliant, regulated, insured and accredited. We are regulated by the SRA, fully compliant with ISO 9001, insured as necessary and accredited with the Law Society's Conveyancing Quality Scheme.

9.Proactive not reactive. We make things happen.

10.Efficient and quick. We turn our work around quickly.
