It has been reported recently in the national press that a number of strange items have been left behind by Sellers on completion. The list includes photographs, underwear, a bondage suit, boxes of bones, a sword and even the family cat!
If you discover items at your new home which have clearly been forgotten rather than deliberately abandoned, you must attempt to return the belongings to their rightful owner.
What is reasonable will vary from case to case. If you are forced to dispose of the items then you should retain the proceeds for a period (though you can charge the cost of disposal to the Sellers).
When you are buying a property, you should check the Fittings and Contents Form as soon as this is available to ensure that all items you are expecting will be left at the property. Conversely, you should check that no items will be left at the property that you do not require. On the day you move in you should report any inconsistencies to your Solicitors.
